floor sanding london & the home counties since 1995

We have been bringing tired wooden floors back to life since 1995. By floor sanding, varnishing and repairing not only can your wood floor look elegant and new, it can also be a sustainable way to improve your home, office, school, church or any premises.

Hardwood floors are well-known for their design advantages in terms of quality, timelessness, and beauty for both residential and commercial applications.

our floor sanding process

Most floorboards can be restored as long as they have not been over sanded in the past. When preparing the floor, all boards must be firmly fixed down, and any nails or screws counter sunk. If boards have woodworm, it will be necessary to have been treated before sanding.

A belt sander is used for the main body of the floor and edging corner sanders for the sides. The range of grades we use from coarse to fine to get a surface ready to take to finish the final grade determined by the choice of finish. (See finishes).

Gaps between boards can be filled using a number of methods. (See gap filling) Broken boards can be replaced using reclaimed boards, the closer matches possible to the existing boards.

Other boards may be have to be repaired. Concrete fibres can be replaced with reclaimed boards, and staggered so it appears seamless. It may be necessary to fix or replace joists if the floor is sunken in any areas.

We have been serving customers since 1995 in London and the Home Counties. We offer floor sanding and restoration services and will come to your home or premises to do a free consultation.

floor sanding faqs

Yes, definitely. It is almost always the best choice to sand and refinish wood floors. This is because hardwood is so long lasting. In fact, a hardwood floor can be sanded and refinished up to ten times before it needs to be replaced.

Hardwood floors are hygienic, practical and very stylish, they do not harbour parasites as carpets do and they are virtually maintenance-free. Very easy to clean, they do not have funky odours from the previous occupants’ pets or tobacco, wood is also a great heat conductor, cool in the summer and warm in the winter.

When sanding wood floors the amount of wood that is removed is directly related with the coarseness of the sandpaper used. With high-level coarse sandpaper that is used by professionals, about one sixth of an inch of wood is removed.

We want your varnish to give your floors year and years of protection. We do not use any of the varnishes found in D.I.Y shops or stores. We use only high-quality professional varnish produced by Leading supplier BonakemiIt is water-based has very little odour and gives a beautiful hard-wearing finish. This varnish is sold exclusively to us direct from Bonakemi

The simple answer to that question is to decorate first. What we would ask is that the last coat of paint to go on the skirting board be applied after we have done the floor.

By the way, we also have a team of professional decorators if you would like to paint the room before sanding or installation.

According to studies, rehabilitation of hardwood floor surfaces has an environmental impact because it can reduce the carbon footprint by up to 75% when compared to replacing the floor.

Refurbish hardwood floors rather than replace them

The Swedish Environmental Research Institute (IVL) determined that renovating a floor covering can reduce its carbon footprint by 78-92 per cent when compared to replacing it. These figures, combined with the high quality and variety of wood-based coatings and flooring on the market today, imply that designers and architects must carefully specify the right materials, taking durability and intended use of the flooring into account. The type and volume of foot traffic on the flooring, the maintenance required for surface cleanliness and preservation, and the client’s short and long-term budget are all factors to consider.

Clients can save significantly over time by performing renovations rather than replacing planks by selecting a high-quality hardwood plank that will withstand the test of time. Clients must be advised by designers on how to achieve long-term durability, as well as the costs involved in their decision to resurface their floors.

Prefinished and finished hardwood offers ecological benefits

Hardwood is appropriate for all environments and is increasingly being used in retail, commercial, healthcare, hospitality, residential, and wellness settings. Hardwood parquet works well in these environments because it is a natural, renewable, and sustainable resource that can be carbon offset when installed and maintained properly, can be renewed by sanding and finishing, can be refreshed with colour changes or adding borders or medallions as a design element or for orientation in commercial environments, can last a lifetime, and provides positive and long-lasting air quality to all who inhabit the space.

Because of its thicker wear layer, solid prefinished hardwood allows for multiple sanding and finishing options, deep cleaning, and is an excellent choice for commercial applications when properly acclimatized. Engineered prefinished hardwood is a cost-effective option that offers a long life cycle and durability, especially if it has a proper wear layer.

After installation on the job site, finished hardwood is sanded and finished, resulting in a flatter floor and more colour and stain options. It is also more forgiving of last-minute changes than prefinished hardwood. To achieve a distinct design aesthetic, finished hardwood is available in wider widths and longer lengths to create a one-of-a-kind custom floor.

Using water-based solutions is the more environmentally friendly option

In terms of performance and environmental friendliness, water-based stains, finishes, and natural penetrating oils outperform other finish options. Water-based solutions have many environmental advantages, such as low VOC emissions, no harmful fumes, and no need to leave the job site, and they are safe for those who are chemically sensitive.

Water-based solutions also dry faster and have lower VOC levels than oil-based solutions, allowing construction workers or homeowners to occupy the ground surface sooner. Oil-based solutions dry in eight to twelve hours per coat and fully cure in two weeks, whereas aqueous solutions dry in two to three hours per coat and fully cure in 72 hours.

Proper care will extend the life of your hardwood

Maintenance is critical to the health and longevity of commercial and residential flooring. Cleaning (materials and products, frequency, and tools used), coating (specifying frequency and padding about screening), repair, and sanding are all examples of maintenance that will vary depending on the products installed and solutions used.

Architects and designers must ensure that maintenance staff, homeowners, and end-users understand how to properly maintain the floors they will inhabit and maintain, including deep cleaning, basic cleaning, and coating to extend the life of the floor and respect the environment. Stakeholders must also be aware of the costs and consequences of continuing to use inappropriate care.

Use a long-lasting, non-hazardous adhesive.

The proper application of adhesives is critical for extending the life of a floor. Adhesives are commonly used to install and repair wood floors in areas where nailing is not possible, such as on concrete slabs, and where sound transmission is a concern, such as in multi-family dwellings and high-rise buildings. When installing prefinished wood, as nailing can damage the surface of the wood, and when installing glued plank floors, adhesives are also recommended (larger widths reduce the number of nails per square foot).

Ascertain that the adhesive manufacturer uses environmentally responsible adhesive manufacturing practices and provides third-party verified certification. It is also recommended to specify an adhesive that not only has moisture control properties but also uses a moisture barrier to ensure that the adhesives support the installation’s maintenance and life cycle. Moisture Roll is a continuous moisture-resistant film layer.
